Terms of Service

1. About OnlyOwners

OnlyOwners is an online platform that allows property owners to list their vacation rental properties and receive direct enquiries from prospective guests. We are a listing service only — we are not a party to any rental agreement between owners and guests, and we do not act as a letting agent.

2. Acceptance of terms

By accessing or using OnlyOwners you agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree, please do not use the platform. These terms are governed by the laws of England and Wales.

3. Owner accounts

  • You must be at least 18 years old to create an account.
  • You are responsible for maintaining the confidentiality of your login credentials.
  • You must provide accurate and up-to-date information when registering.
  • You are responsible for all activity that occurs under your account.
  • You must notify us immediately of any unauthorised use of your account.

4. Listing your property

By submitting a listing you confirm that:

  • You are the owner of the property or are authorised to list it.
  • All information in your listing is accurate, complete, and not misleading.
  • You hold any necessary permissions, licences, or consents required to rent the property in your jurisdiction.
  • Your listing does not infringe any third-party intellectual property rights.
  • Photos you upload are either owned by you or you have the right to use them.

We reserve the right to remove any listing that violates these terms or that we consider inappropriate, without notice.

5. Subscription and payment

  • Listing on OnlyOwners requires an annual subscription: £50 for your first property, £25 for each additional property.
  • Subscriptions are billed annually and renew automatically unless cancelled.
  • Payments are processed securely by Stripe. We do not store card details.
  • Subscriptions are non-refundable except where required by law.
  • We reserve the right to change subscription prices with 30 days' notice to existing subscribers.

6. Enquiries

When a guest submits an enquiry, their contact details are forwarded to the relevant property owner by email. OnlyOwners is not responsible for the content of enquiries, the conduct of guests or owners, or any rental agreement entered into as a result of an enquiry. All bookings and payments between owners and guests are made directly and are entirely the responsibility of the parties involved.

7. Prohibited conduct

You must not:

  • Post false, misleading, or fraudulent listings.
  • Use the platform for any unlawful purpose.
  • Scrape, copy, or reproduce content from the platform without our written permission.
  • Attempt to gain unauthorised access to any part of the platform.
  • Use the platform to send spam or unsolicited communications.
  • Impersonate any person or entity.

8. Intellectual property

The OnlyOwners name, logo, and platform design are our intellectual property. You retain ownership of content you upload (listing descriptions, photos) but grant us a non-exclusive, royalty-free licence to display that content on the platform and in promotional materials.

9. Limitation of liability

To the fullest extent permitted by law, OnlyOwners shall not be liable for any indirect, incidental, special, or consequential damages arising from your use of the platform. Our total liability to you shall not exceed the subscription fees paid by you in the 12 months preceding the claim. We do not guarantee uninterrupted or error-free operation of the platform.

10. Termination

You may close your account at any time by contacting us. We may suspend or terminate your account if you breach these terms. On termination, your listings will be removed from the platform. Termination does not entitle you to a refund of any subscription fees already paid.

11. Changes to these terms

We may update these terms from time to time. We will notify registered users of material changes by email at least 14 days before they take effect. Continued use of the platform after changes take effect constitutes acceptance of the new terms.

12. Governing law

These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
